River Ridge Country Club-New Port Richey is a gated community with several different home styles available.Not to mention that the golf course weaves in and out and around the community;  because it is open to the public the residents do not pay a fee to belong to the golf course. I have driven by this charming building in the heart of downtown New Port Richey Florida hundreds of times; I never knew it had quite a history. It is the original parish for Our Lady Queen of Peace Catholic Church. When the building was dedicated in March, 1919, it was located in a different area, and faced south.

In 1921, a  hurricane hit the area and the church was heavily damaged, lifted up and brought back down to face west. Father Felix Unger, who was praying at the time, was unharmed (proving, once again, prayer does work). He let the church stay facing west because he said, “If that’s the way God wants it, we’ll just have to leave it that way.”

A new church home replaced this one in a different location in 1966, and this building was moved by the City of New Port Richey to it’s present location in 2001. Renovation was finished in 2005.

This tiny building can be seen at Orange Lake in New Port Richey, FL. Looking at it, it’s hard to think that it was lifted and turned, And all with Father Unger inside. And survived! Both he and the church.

New Port Richey is on the West Coast of Florida, west of Tampa and north of Tarpon Springs. The center contains Sims Park where most of the community events take place along the banks of the Pithlachascotee River.  Renovations of Sims Park occurred  in 2016 with a lovely children’s play area now.

Luxury Home Sales West Pasco FL for the past 12 months. These are single-family homes that were listed for $650,000 and higher.

I know that $650,000 is not considered a luxury home in many parts of the country but in Pasco County, FL where prices are more reasonable than other areas, these would be considered luxury homes. According to Christie’s luxury homes start at about $2 million. 

In our market, that wouldn’t work.

In other parts of Florida, there are luxury homes selling for $150,000,000. But not in Pasco County.

Hudson FL 1st Quarter 2016 Home Sales shows us that Hudson had a pretty good 1st Quarter in Single Family Homes. This report covers single family homes only.

Where Is Hudson Florida?

Hudson Florida is approximately 35 miles north of Clearwater;  west of Tampa. In fact, there are  waterfront homes  while others are in small subdivisions and not so small subdivision like Beacon Woods Golf and Country Club. There are farms and ranches to be found in the eastern sections of Hudson.

At the same time, you might enjoy Hudson Beach and Hudson Beach Park with it’s  beautiful view, a park with a viewing tower and picnic tables; and several excellent restaurants.

Highest sold price was $298,000 in Autumn Oaks. With 3,113 sf, built in 1996. It also has a pool.

Sold to List Price Ratio: 96%

Active With Contract (61) and Pending (112) Homes Currently Total  173.

Active On The Market: 275.  It was 370 in last year’s 1st quarter so inventory is down at this time.
Lowest List Price: $29,900 for a 2/2 on Triton Terrace. Iwith 2106 square et and was built in 1973.
HIghest price on the market is $999,999 for 2,870 sf with 4 bedrooms and 3 baths; built in 1974. It is a farm with 35 acres.

To be sure the market is always changing; sometimes it’s up, sometimes it’s down. A year can make a big difference. Sales have been up for the past few months but are slowing at this point.  They should pick up in May when school is out.

Sold in June: Total 59 from a $12,000 1 bedroom, 1 bath  in Twin Lakes Condos to $190,000 in The Reserve of Sea Forest. As I said, New Port Richey covers a very large chunk of West Pasco County with prices ranging all over the grid.

Crews Lake Park in Hudson is home to the CP&G Railroad; Open to the public the second Saturday each month.

Crews Lake Wilderness Park Hudson is home to the Central Pasco & Gulf Railroad. The Central Pasco & Gulf Railroad opens it’s train rides to the public on the second Saturday of each month.

In particular, rides happen from 10 am until 4 pm and take approx. 20-25 minutes round trip. A donation of $1 per ride per person is suggested since the railroad gets no public funding and builds and expands on donated funds. So come on out and take a ride: the kids will love it! All Aboard.

Info from  the Central Pasco & Gulf Railroad website (You can go to it by clicking the photo above): The Central Pasco & Gulf (CP&G) is a 7 1/2″ gauge railroad under construction within Pasco County’s Crews Lake Wilderness Park. The park is near Shady Hills in the north central portion of Pasco County Florida.

In fact, the railroad is based upon the Orange Belt Railway. which ran from Sanford to St. Petersburg through Pasco County. The major towns on the CP&G are named for stops/stations on its route.

CP&G is planned as a point-to-point with approximately 15,000 feet of mainline track. The phase under construction at the present time, is approximately 1,500 feet long scheduled for completion in 2010.

Find drawings of the entire railroad and this first phase on the Track Plan page of the website. For your information, the cost to park is $2.00 per Pasco County Parks.
