Hudson is on the Gulf side of the Florida peninsula about halfway from the panhandle to the tip. The area boasts both residential, commercial, and farming/ranch style living.

Lowest Listed Price: $60,500 in Beacon Woods Village (villa style) with 963 sf. A 2/2 built in 1973. It was bank-owned.
Highest Listed Price: $575,000 Hudson Beach Estates for a 2,738 sf home with 3 bedrooms, 3 baths and a pool.

The amount of actives on the market has dropped considerably since the 2016 End of Year Report (click the link to view it.) Now there are 195; compared to 260 at the end of 2016.

Currently Pending– Not Closed totals 170
170 Homes are currently pending and awaiting closing. They range from $34,900 in Country Club Estates to $485,000 In Hudson.  

Sold Homes from January 1 to June 30 total 582
Starting at $21,000 in Triton Terrace for a 1,206 sf 2/2 home built in 1973 to $457,000 in Hudson Beach Estates. The home is 2,436 sf, 4/3 built in 2004. Is situated on 14+ acres.
Total Bank-owned sold is 37; Total Short Sales is 8.

In conclusion, at the end of 2016, there were 260 homes for sale; now there are only 195. 160 Homes sold in the last three months of 2016; 582 sold in the first 6 months of 2017. Pending homes is an interesting 170; when I wrote the  2016 report there were only 118 pending. We shall see at the end of the 3rd quarter how many became Solds.

We are having a wonderful Spring with lots of sunshine and blue skies (of course, it’s Florida).  Let’s take a look at how the homes sales have been so far this year in New Port Richey, Port Richey, Trinity, Holiday, and Hudson. Single Family Homes sold are during the first quarter of 2017. (Jan 1-March 31).

Lowest Listed Price: $12,000 in Lake Worrell Acres for 798 sf with 2 bedrooms, 1 bath built in 1959.
Highest List Price: $900,000 Harborpointe for 3,614 sf with 3 bedrooms, 3 baths built in 1996.

Averages of Solds for 1st Quarter
List Price: $167,588

Closed Price: $161,429
Average Days On Market: 55
Listed to Sold Price Ration: 97%

Median For Solds for 1st Quarter
List Price:$143,600

Closed Price: $139,900

List to Sold Price Ratio: 97%

Pending Homes total 385 ranging listed from $50,000 in Embassy Hills to $564,900 in Golden Acres. We will know more about these after closing.

Currently Active For Sale in the above zip codes: 941.
Lowest List Price: $29,900 in US Hwy 19 Addition is a 2/2 built in 1973 with 1,206 sf.
Highest List Price: $2,500,000. for a 5,000 sf home on a peninsula on the Pithlachascotee River and the Gulf. It comes with 2.29 acres with 603 ft waterfront. Built in 1994.

The numbers seem to be moving up. 1,018 single-family homes sold in the first 3 months of this year is so much better than for the two years earlier. Prices are going up too. Inventory however is still down.

It’s amazing to see subdivisions with only one or two homes for sale had 15-20. I do notice a slowing down of sales in the past month or so and see inventory increasing just slightly (Spring Break and Easter may be the cause). Of course, homes staying on the market makes for more inventory when new listings come on the market.

AACA-Richey Region Car Club (our car club) will be participating and will be there to say hello. If you think you might enjoy being a member of a car club, please come over and chat with us. You do not need to own a classic car to join: just love them.

Well, the Easter Bunny hopped by yesterday to let me know about the Easter Trains at Crews Lake Wilderness Park in Hudson off Shady Hills Road.  The Central Pasco & Gulf Railroad is a 7.5 in. gauge railroad; with tracks built right through the park.

The  Central Pasco and Gulf Railroad will be running Easter Trains on Friday, April 14 and  Saturday, April 15.  Here’s your chance to see scenic Crews Lake Park from a different point of view. And, the kids will love riding a child-sized train.  Don’t worry adults can ride too; my husband and I have enjoyed it many times.

So, on April 14 and 15, the trains will be running from 10 am to 4 pm to the Easter Egg Hunts. There are hunts for children 4 and under; and one for 6 to 8 year olds.  Trains leave every hour on the hour.

Guess who will be there? The Easter Bunny, of course! Bring your camera and take pictures of the kids with Mr. Bunny. 

Food and beverages will be available for purchase. And, you can pay for your tickets with a credit card. Tickets are $6.00; Children under 12 months ride free. You can visit CP&G’s website for info and directions here.

Central Pasco and Gulf Railroad doesn’t just have Easter Trains, there are Halloween Trains, Christmas Trains, and Birthday Trains too. Check out their website (above) for further information.  This is a special place to visit, and, we are lucky to have all those wonderful volunteers bringing these events to us here in Pasco County.

In conclusion, there was a considerable drop in sales in the fourth quarter 2016.  That is to be expected what with all the holidays. So far, January has not shown a significant increase.

Holiday, FL Home Sales 2016 showed the results of the low-inventory market that is affecting Florida and the country.  This is the Single-family homes report for zip codes 34690 and 34691.

Holiday, FL., is on the west coast of Florida on the Gulf of Mexico. Just north of Tarpon Springs with it’s historic Sponge Docks.

In January, 2014  we had 214 homes on the market; 2017 has 107. Sales were lower then but the area was still rebounding and dealing with REOs and short sales. Prices were lower too.

Lowest List Price: $58,500 in Country Estates with 840 sf, built in 1966. It is a 2 Bedroom, 1 and 1/2 bath home.
Highest List Price: $799,000 in Forest Hills on Flotilla Dr. A 6 bedroom, 6.5 bath home with 5,360 sf on the Anclote River.

Pending at this time totals 98.  Ranging from $14,900 in Holiday Lake Estates to $365,000 in Key Vista.

In conclusion:

Hudson FL Home Sales- 2016There has been a considerable drop in short-sales throughout the last few years. Furthermore, inventory is low which means it can be difficult for buyers to find what they are looking for. Very often, the most desirable homes are snapped up within a day or two.  Less homes on the market contributes to higher sales prices…it’s a good time to sell.

Finally, if people are afraid they will not find a home to move to, they hesitate to put their home up for sale. Leading to a low-inventory situation. 260 homes for sale in Hudson is very low.

From Celebrate Youth: “Celebrate Youth is a family friendly – National School Choice Week Spotlight Event that is all inclusive , informing families on the many school choice options – public and private available to families in our communities.

In addition, Education Station will host information on Step Up for Students, McKay Scholarship and The Gardiner Scholarship Program. The Pasco – Hernando Early Learning Coalition will have information on VPK, school readiness.

They will give books to preschoolers attending the event. Education Station will also feature Public School Options available to families: including Career Academies, IB, Magnet Schools, AVID, Cambridge, Gifted Program, open enrollment, virtual and charter schools.”

At the Play Station fun activities abound for children, include a petting zoo, rock climbing, bounce house and a bounce slide. Investigation Station – The Traveling Children’s Museum will be at the event. Entertainment is non-stop on stage with performances from Shalyah Fearing, school choirs and NFL-NY Jets Superbowl III Champ, Earl Christy.  Smooth will be the DJ with emcee Shawn Foster!

Finally, Admission is free to the public and includes all of the activities. Food may be purchased for a low cost. There will be a silent auction and an opportunity drawing.

Proceeds will benefit One Community Now, ATD Suncoast and Trinity Security Allies, Inc. (All 501c3 organizations providing services for Pasco families
and churches).

Christmas Train Rides in Hudson FL at Crews Lake Wilderness Park. The Central Pasco and Gulf Railroad is at Crews Lake Wilderness Park in the Hudson area next to the Suncoast Parkway.  The CP&G is known for it’s Easter, Halloween, Christmas and Birthday Trains.

The Central Pasco and Gulf Railroad is a 7.5 inch gauge railroad both children and adults can ride on. And, believe me, it is tons of fun. (I’ve been on it; I’m a big kid).

Ride the train to Santa’s cabin, see Santa and take pictures with him too. And then enjoy the lovely ride through the park back to where you climbed aboard. Be sure to pack your camera for the trip and visit.

The trains will run from 10 am to 4 pm on those dates.
The cost is $6.00 per person; children under 12 mos. are free.

And, remember that Pasco County charges $2 per car in the park.

Hudson FL Home Sales July-Sept 2016 is a quarterly report that shows the total number of single family home sales during the time period July 1 to Sept. 30, 2016, and includes zip codes 34667 and 34669. And the currently active homes for sale.

First, where is Hudson, FL?  Hudson is on the Gulf of Mexico on the west coast of Florida;  north of Tarpon Springs, and west of Tampa, FL. The Suncoast Parkway (toll road) gives us easy access to Tampa from Hudson via State Road 52. 

Hudson FL Home Sales July-Sept 2016Homes for sale in Hudson come in all styles and can be found with a waterview, on the water,in Hudson Beach, in subdivisions with deed restrictions, on golf courses, and on acreage. There are farms, ranches, and even a winery. In fact, one subdivision that is very large is Beacon Woods Golf and Country Club with lots of smaller complexes including single-family homes, villas, and condos under it’s umbrella.

Currently Active Homes for Sale in Hudson total 263.

Lowest listed price: $29,900 for 1,206 sf built in 1973.
Highest Listed price: $928,999. for 2,870 sf and 35 acres of farmland. The home was built in 1974 and has 4 bedrooms, 3 baths. 

You will find a great variety of home prices in Hudson FL. As you can imagine, waterfront homes sell at much higher prices than homes inland. Farms with large acreage also sell higher but not quite as high as waterfront.  Everyone loves waterfront!

Pending homes total 130. Ranging in price from $45,000 to $629,000. We will know more about these after they close (or go back on the market).

Sold Homes during the 3rd Quarter 2016

Total homes sold was 281. 2nd Quarter totaled 315 which means sales decreased this quarter (also in New Port Richey). Next quarter will tell us if this a significant change or just a result of summer vacations, etc.

Lowest Sold: In Gulfview Terrace with 1,260 sf, a 2/1 built in 1970.
Highest Sold: Driftwood Isles for $470,084 with 1,914 sf. A 3/3 built in 2002.
