In conclusion, there was a considerable drop in sales in the fourth quarter 2016.  That is to be expected what with all the holidays. So far, January has not shown a significant increase.

In conclusion:

Hudson FL Home Sales- 2016There has been a considerable drop in short-sales throughout the last few years. Furthermore, inventory is low which means it can be difficult for buyers to find what they are looking for. Very often, the most desirable homes are snapped up within a day or two.  Less homes on the market contributes to higher sales prices…it’s a good time to sell.

Finally, if people are afraid they will not find a home to move to, they hesitate to put their home up for sale. Leading to a low-inventory situation. 260 homes for sale in Hudson is very low.

Christmas Trains Crews Lake Park-Hudson

Christmas Train Rides in Hudson FL at Crews Lake Wilderness Park. The Central Pasco and Gulf Railroad is at Crews Lake Wilderness Park in the Hudson area next to the Suncoast Parkway.  The CP&G is known for it’s Easter, Halloween, Christmas and Birthday Trains.

The Central Pasco and Gulf Railroad is a 7.5 inch gauge railroad both children and adults can ride on. And, believe me, it is tons of fun. (I’ve been on it; I’m a big kid).

Ride the train to Santa’s cabin, see Santa and take pictures with him too. And then enjoy the lovely ride through the park back to where you climbed aboard. Be sure to pack your camera for the trip and visit.

The train rides are scheduled for Saturdays and Sundays; 

November 26 & 27
December 10 & 11
December 17 & 18

The trains will run from 10 am to 4 pm on those dates.
The cost is $6.00 per person; children under 12 mos. are free.

And, remember that Pasco County charges $2 per car in the park.

Time To Fall Back Again This Weekend

So, here we all are in November and it’s getting dark earlier and earlier each day.  What to do? What to do? 

Time To Fall Back Again This Weekend

The powers that be, in their infinite wisdom, are changing the time and having us Fall back so that it will get darker even earlier in the evening; Today’s 7 pm darkness will be Sunday’s 6 pm darkness. But the upside of that is that it will get lighter earlier in the morning.  What is now 7 am darkness will become 6 am darkness; and we won’t have to wait till 8 am to be able to see on the roads. 

Did any of that make sense? The good thing is that the children will not be going to school in the dark: so much more safe for them.  We will not be driving to work in the murky half-light of dawn, although going home will be another matter altogether.

Time To Fall Back Again This Weekend

The instructions from those above-named powers that be insist that at 2 am on Sunday morning (Nov 6), you should get up and out of your warm bed and go around the house changing all your clocks from 2 am to 1 am.  This is not the chore that it used to be back before digital clocks but there are still some old clocks around the house , and who wants to wake up at 2 am and get out of bed?

We have even forgotten that it was time to change the clocks and been late for church (gasp).  These days, I put post-it notes showing a clock face with hands on the range, microwave clocks and our alarm clocks (they still don’t change automatically). This is a reminder to make sure that I change the clocks before I go to sleep on Saturday. 

Thank goodness, the computer clocks change by themselves. Just need to remember to do the car clocks which is much easier now than it used to be.

Condos and villas have advantages that a single-family home does not; especially if they are part-time residents.Northern residents are looking for a place they can come in the cold winter months and feel secure about leaving in the spring for several months.

Crews Lake Haunted Trains 2016

Crews Lake Haunted Trains 2016. Crews Lake Wilderness Park in the Hudson area is home to the Central Pasco and Gulf Railroad.  This is the 7.5 in. gauge railroad that is being built in Crews Lake Wilderness Park.  You can ride the trains around the section that is complete at this time. Craig and I have done this many times, it’s fun and interesting to view the untouched forested park.

You can take the kids to ride the haunted trains on Friday and Saturday nights during October.  The dates are Oct. 21 & 22, Oct 28 & 29  from 7 pm to 10 pm. 

The charge to ride is $5.00 and children under 12 months are free.  All major credit cards are accepted. Cash is good too. Pasco County charges $2.00  per car to park in any county park including this one.  

Crews Lake Wilderness Park is off Shady Hills Road next to the Suncoast Parkway. The kids will just love riding on these little trains – Mom and Dad can go too. There will be food and beverages available to purchase. 

New this year, there are Not So Spooky train rides between 5 and 6 pm for the young.

Don’t forget, the Central Pasco & Gulf Railroad has Easter, Christmas and Birthday trains too.

Birthday trains on Saturdays, 8 am-12 and 1-5 pm. You can schedule a time to include the train station platform and train station picnic area; or a park shelter; and a private train and crew for 2 hours of train rides.  All info is on their website above.

Hudson FL Home Sales July-Sept 2016 is a quarterly report that shows the total number of single family home sales during the time period July 1 to Sept. 30, 2016, and includes zip codes 34667 and 34669. And the currently active homes for sale.

First, where is Hudson, FL?  Hudson is on the Gulf of Mexico on the west coast of Florida;  north of Tarpon Springs, and west of Tampa, FL. The Suncoast Parkway (toll road) gives us easy access to Tampa from Hudson via State Road 52. 

Hudson FL Home Sales July-Sept 2016Homes for sale in Hudson come in all styles and can be found with a waterview, on the water,in Hudson Beach, in subdivisions with deed restrictions, on golf courses, and on acreage. There are farms, ranches, and even a winery. In fact, one subdivision that is very large is Beacon Woods Golf and Country Club with lots of smaller complexes including single-family homes, villas, and condos under it’s umbrella.

Currently Active Homes for Sale in Hudson total 263.

Lowest listed price: $29,900 for 1,206 sf built in 1973.
Highest Listed price: $928,999. for 2,870 sf and 35 acres of farmland. The home was built in 1974 and has 4 bedrooms, 3 baths. 

You will find a great variety of home prices in Hudson FL. As you can imagine, waterfront homes sell at much higher prices than homes inland. Farms with large acreage also sell higher but not quite as high as waterfront.  Everyone loves waterfront!

Pending homes total 130. Ranging in price from $45,000 to $629,000. We will know more about these after they close (or go back on the market).

Sold Homes during the 3rd Quarter 2016

Total homes sold was 281. 2nd Quarter totaled 315 which means sales decreased this quarter (also in New Port Richey). Next quarter will tell us if this a significant change or just a result of summer vacations, etc.

Lowest Sold: In Gulfview Terrace with 1,260 sf, a 2/1 built in 1970.
Highest Sold: Driftwood Isles for $470,084 with 1,914 sf. A 3/3 built in 2002.

The CP&G (Central Pasco & Gulf) Railroad will again be hosting the Easter bunny and his friends on real train rides around the park, and an Easter Egg Hunt. Tickets are $5.00 each.

The railroad is a 7.5″ gauge line that runs through the wilderness area. Scheduled for March 25 & 26, the rides will be running from 10 am to 4 pm.  There will be food and beverages to purchase. To clarify, Hudson, Florida is north of Tarpon Springs and New Port Richey on the West Coast of Florida. Tampa, FL is to the east and south about an hour’s drive. Many waterfront homes reside along it’s shores. The area has shopping, restaurants, schools, and a hospital.

Another key point, properties normally go for a higher price in the area, this one sold less as a short-sale.
