The year has been plagued with a lack of inventory which meant that many people could not be assured of finding a home they really wanted leading to low numbers.In order to produce high sales numbers, there first must be high inventory. This didn’t happen in 2016.

New Port Richey Home Sales 3rd Quarter 2016. This covers the time from July 1 to Sept. 30 for single family homes. Sales decreased in the third quarter (2nd Quarter Report) (1st Quarter Report). We’ll get to the numbers in just a moment.

Truly, I type this report (last night) as Hurricane Matthew starts his journey north up the east coast of Florida.  New Port Richey is on the west coast and it seems like we will not be affected in too many ways other than higher than normal winds and lots of rain. We will see.

Living on the west coast means that we have the Gulf of New Port Richey Home Sales 3rd Quarter 2016 Mexico at our side. When a storm approaches; we have flooding along with the winds and rain; flooding that backs in from the Gulf into our rivers and streams.  Flood insurance is required on the coastal areas.  Thank goodness this doesn’t happen very often!

To begin with, the homes  currently Active on the market: total 529. (single family homes).
Homes for sale range from the lowest listed price at $41,400 in Moon Lake for a 709 sf home built in 1982. A 3 bedroom, 1 bath, 0 garage.

The highest listed price is $2,286,000 in Champions Club/Trinity. A 5,143 sf home under construction this year, with 4 bedrooms, 3 baths, 3 car garage.

Second: Right now, there are 295 homes Pending from $20,000. to $698,995. Until they are sold or return to the active market, we cannot discuss them.

Third: There were 647 sold homes for the 3rd quarter.
The lowest priced home was $19,300. with 780 sf and built in 1930 (according to the listing). It was a two bedroom/1 bath.
The highest sold price is $2,500,000. in Champions Club, Trinity. This home has 8,659 sf, and 6 bedrooms, 5 baths, 3 car garage, and a pool. This is a private, gated community. Home sales averaged 215.6 per month.

And Closed. It should have closed Friday but there was a few days delay due to Hurricane Hermine and the holiday.  We received all the paperwork today and the home is officially Sold.

The home is a 3 bedroom or 2 Bedroom/and Den style. The 2nd Bedroom was used as a study and has an up-to-date Murphy Bed that disappears after your company goes home. The 3rd bedroom is on the other side of the home for privacy with the guest bath next door.

Certainly, the residents enjoy the fabulous pool, the clubhouse with many activities, the restaurant/bar, the dining room, and the pro-shop if you are a golfer. Many of our residents don’t play golf; they bought in Timber Greens because it is such a great place to live. The residents are fun and friendly.
