Want Your Home To Sell Quickly? Minimize Restrictions.  Wondering why your home isn’t selling? Isn’t even being shown? Re-read your MLS listing (you did get a copy from your agent, right? If not, request one and make sure everything is the way you wanted it). Read the section that covers showing instructions.

Do you see things like, “can only be shown on the Want Your Home To Sell Quickly? Minimize Restrictionsfourth Tuesday of months that end in an R between 1 and 3 pm.” or Don’t show if we have a sign on the door that says “Please don’t show today.” Obviously I’m exaggerating a little bit but you would be surprised what we see in the showing instructions section.

Or, even worse, in the private section that only Realtors can see. Things like: Please knock and if no answer, go next door and get the neighbors’ key (No further instructions if the neighbor isn’t home.) Or, call before showing, if no-one is home when you call, wait a few hours and call again”. (What if I want to show it in two hours?).

So what happens when the showing instructions are too restrictive? A lot of agents will pass on showing that home. Even in this day of low inventory there is usually another home we can show. If it is the only home the buyers want to see, then we will arrange a showing time; but it could take a while to do that. And, buyers may be leaving town or may decide it’s not worth the wait. (I’m being brutally honest here. This is the kind of thing we hear).

How To Get Your Home Shown Often

  • If possible and you’re comfortable with it, have a lockbox put on so it is available to show anytime.
  • I take appointment phone calls for my sellers; and then call/text them with info. If they agree, I call/text the agent back. Make sure your agent will take calls from other agents if the call center takes too long.
  • If you don’t want a lockbox, make sure to have your cell phone turned on all the time (use your cell number so we can reach you when you’re shopping).
  • Be sure you are there at the range of time given by the agent. You may think that a two-hour range is too long but that just tells me you have never taken buyers out to view homes. Anything can happen  while you’re showing.
  • Do not require your agent be there to meet the agent and buyers. That adds another complication to the time schedule and a lot of agents will not show under those circumstances because of the complications. (One agent may not be able to make it to your home at the time that the other agent can.)
  • Do not hover when the agent is showing. Go take a walk or sit on your porch and when they come out to the porch; go sit inside.
  • Don’t kibitz. Let the agent do their job. Be friendly and courteous but don’t tell them everything you have done to the house.

These will help get you lots of showings unless you are priced too high but that’s a whole ‘nother topic/post.

You do not have to own a classic/antique car to join- just love them.
