The year has been plagued with a lack of inventory which meant that many people could not be assured of finding a home they really wanted leading to low numbers.In order to produce high sales numbers, there first must be high inventory. This didn’t happen in 2016.

Total Sold for 2016 is 2,500.
Lowest Sold is in Town & Country Village. A 936 sf home with 2 bedrooms and 1 bath. Built in 1969, it sold for $12,000. (Listed at $14,900).

Highest Sold in Champions Club, Trinity. A 8,659 sf home with 6 bedrooms, 5 full baths, and 3 half baths.  It sold for $2,500,000. (Listed at $2,950,000).

Of the 2,500 solds, 319 sales were bank-owned; 75 were short-sales.

The big question is: Does Trinity, FL really exist? And, yes, it does; even though it shares the same zip code with New Port Richey, FL (34655).

To clarify; Trinity was a subdivision when it started and since has become it’s own entity.  No, there is no town/city of Trinity. However, the southern area of New Port Richey is known far and wide as Trinity.  Occupying the area around Little Road and State Road 54, it has it’s own highway known as Robert Trent Jones Parkway which carries folks into the many individual complexes. And, to the Fox Hollow Golf Club and recreation areas.

Lowest List Price is $144,000 in Thousand Oaks East. Built in 2014, it has 1,364 sf.
Highest List Price is $2,286,000 for a 5,143 sf home in Florencia at Champions Club. It has 4 bedrooms, 3.5 baths.

Homes Active With Contract and Pending
Overall, there are 49; Active With Contract totals 27; Pendings total 22. The homes range from $145,000 in Thousand Oaks East to $2,950,000 in Champions Club. These all have contracts but are not closed yet. Only the future will tell.
