We are having a wonderful Spring with lots of sunshine and blue skies (of course, it’s Florida).  Let’s take a look at how the homes sales have been so far this year in New Port Richey, Port Richey, Trinity, Holiday, and Hudson. Single Family Homes sold are during the first quarter of 2017. (Jan 1-March 31).

Lowest Listed Price: $12,000 in Lake Worrell Acres for 798 sf with 2 bedrooms, 1 bath built in 1959.
Highest List Price: $900,000 Harborpointe for 3,614 sf with 3 bedrooms, 3 baths built in 1996.

List Price: $167,588

Closed Price: $161,429
Average Days On Market: 55
Listed to Sold Price Ration: 97%

Median For Solds for 1st Quarter
List Price:$143,600

Closed Price: $139,900
Days On Market: 28
List to Sold Price Ratio: 97%

Pending Homes total 385 ranging listed from $50,000 in Embassy Hills to $564,900 in Golden Acres. We will know more about these after closing.

Currently Active For Sale in the above zip codes: 941.
Lowest List Price: $29,900 in US Hwy 19 Addition is a 2/2 built in 1973 with 1,206 sf.
Highest List Price: $2,500,000. for a 5,000 sf home on a peninsula on the Pithlachascotee River and the Gulf. It comes with 2.29 acres with 603 ft waterfront. Built in 1994.

The numbers seem to be moving up. 1,018 single-family homes sold in the first 3 months of this year is so much better than for the two years earlier. Prices are going up too. Inventory however is still down.

It’s amazing to see subdivisions with only one or two homes for sale had 15-20. I do notice a slowing down of sales in the past month or so and see inventory increasing just slightly (Spring Break and Easter may be the cause). Of course, homes staying on the market makes for more inventory when new listings come on the market.
