Lowest Listed Price: $60,500 in Beacon Woods Village (villa style) with 963 sf. A 2/2 built in 1973. It was bank-owned.
Highest Listed Price: $575,000 Hudson Beach Estates for a 2,738 sf home with 3 bedrooms, 3 baths and a pool.

The amount of actives on the market has dropped considerably since the 2016 End of Year Report (click the link to view it.) Now there are 195; compared to 260 at the end of 2016.

Currently Pending– Not Closed totals 170
170 Homes are currently pending and awaiting closing. They range from $34,900 in Country Club Estates to $485,000 In Hudson.  

Sold Homes from January 1 to June 30 total 582
Starting at $21,000 in Triton Terrace for a 1,206 sf 2/2 home built in 1973 to $457,000 in Hudson Beach Estates. The home is 2,436 sf, 4/3 built in 2004. Is situated on 14+ acres.
Total Bank-owned sold is 37; Total Short Sales is 8.

In conclusion, at the end of 2016, there were 260 homes for sale; now there are only 195. 160 Homes sold in the last three months of 2016; 582 sold in the first 6 months of 2017. Pending homes is an interesting 170; when I wrote the  2016 report there were only 118 pending. We shall see at the end of the 3rd quarter how many became Solds.
