New Port Richey Home Sales 3rd Quarter 2016. This covers the time from July 1 to Sept. 30 for single family homes. Sales decreased in the third quarter (2nd Quarter Report) (1st Quarter Report). We’ll get to the numbers in just a moment.

Truly, I type this report (last night) as Hurricane Matthew starts his journey north up the east coast of Florida.  New Port Richey is on the west coast and it seems like we will not be affected in too many ways other than higher than normal winds and lots of rain. We will see.

Living on the west coast means that we have the Gulf of New Port Richey Home Sales 3rd Quarter 2016 Mexico at our side. When a storm approaches; we have flooding along with the winds and rain; flooding that backs in from the Gulf into our rivers and streams.  Flood insurance is required on the coastal areas.  Thank goodness this doesn’t happen very often!

To begin with, the homes  currently Active on the market: total 529. (single family homes).
Homes for sale range from the lowest listed price at $41,400 in Moon Lake for a 709 sf home built in 1982. A 3 bedroom, 1 bath, 0 garage.

The highest listed price is $2,286,000 in Champions Club/Trinity. A 5,143 sf home under construction this year, with 4 bedrooms, 3 baths, 3 car garage.

Second: Right now, there are 295 homes Pending from $20,000. to $698,995. Until they are sold or return to the active market, we cannot discuss them.

Third: There were 647 sold homes for the 3rd quarter.
The lowest priced home was $19,300. with 780 sf and built in 1930 (according to the listing). It was a two bedroom/1 bath.

New Port Richey is on the west coast of Florida; just a bit west of Tampa. We are lucky to be just north of charming Tarpon Springs with its world-renowned Sponge Docks; one of our favorite places to visit. We also hold our Autos for Autism  event every March in Tarpon Springs. Love the Greek food, music, shops, and the docks. New Port Richey has a lovely downtown area on the Pithlachascotee River. Sims Park has just been renovated and it is an wonderful improvement.

Woods Of River Ridge is a family friendly neighborhood located just on the west side of River Ridge Road in New Port Richey, FL and is within the River Ridge community of homes. River Ridge has several different neighborhoods in varying price ranges. 

Building took place there from 1989 through 1999. Woods Of River Ridge Home SalesThe $260 Homeowners annual fee is for the maintenance of the common areas. Optional (social) membership in the River Ridge Country Club and/or an optional golf club membership are available. The River Ridge County Club is just down the street. There’s also a restaurant, pool, pro shop, and bar.
