Hudson is on the Gulf side of the Florida peninsula about halfway from the panhandle to the tip. The area boasts both residential, commercial, and farming/ranch style living.

Lowest Listed Price: $60,500 in Beacon Woods Village (villa style) with 963 sf. A 2/2 built in 1973. It was bank-owned.
Highest Listed Price: $575,000 Hudson Beach Estates for a 2,738 sf home with 3 bedrooms, 3 baths and a pool.

The amount of actives on the market has dropped considerably since the 2016 End of Year Report (click the link to view it.) Now there are 195; compared to 260 at the end of 2016.

Currently Pending– Not Closed totals 170
170 Homes are currently pending and awaiting closing. They range from $34,900 in Country Club Estates to $485,000 In Hudson.  

Sold Homes from January 1 to June 30 total 582
Starting at $21,000 in Triton Terrace for a 1,206 sf 2/2 home built in 1973 to $457,000 in Hudson Beach Estates. The home is 2,436 sf, 4/3 built in 2004. Is situated on 14+ acres.
Total Bank-owned sold is 37; Total Short Sales is 8.

In conclusion, at the end of 2016, there were 260 homes for sale; now there are only 195. 160 Homes sold in the last three months of 2016; 582 sold in the first 6 months of 2017. Pending homes is an interesting 170; when I wrote the  2016 report there were only 118 pending. We shall see at the end of the 3rd quarter how many became Solds.

Closed Price: $98,523.

Lowest Sold Price: $44,900 in The Hillside. A 1,103 sf 2 bedroom/2 bath built in 1989.
Highest Sold Price: $326,000 in Gulf Island Beach. 1,409 sf, a two bedroom/2 bath built in 1984.

In conclusion, there was a considerable drop in sales in the fourth quarter 2016.  That is to be expected what with all the holidays. So far, January has not shown a significant increase.

Hudson FL Home Sales July-Sept 2016 is a quarterly report that shows the total number of single family home sales during the time period July 1 to Sept. 30, 2016, and includes zip codes 34667 and 34669. And the currently active homes for sale.

First, where is Hudson, FL?  Hudson is on the Gulf of Mexico on the west coast of Florida;  north of Tarpon Springs, and west of Tampa, FL. The Suncoast Parkway (toll road) gives us easy access to Tampa from Hudson via State Road 52. 

Hudson FL Home Sales July-Sept 2016Homes for sale in Hudson come in all styles and can be found with a waterview, on the water,in Hudson Beach, in subdivisions with deed restrictions, on golf courses, and on acreage. There are farms, ranches, and even a winery. In fact, one subdivision that is very large is Beacon Woods Golf and Country Club with lots of smaller complexes including single-family homes, villas, and condos under it’s umbrella.

Currently Active Homes for Sale in Hudson total 263.

Lowest listed price: $29,900 for 1,206 sf built in 1973.
Highest Listed price: $928,999. for 2,870 sf and 35 acres of farmland. The home was built in 1974 and has 4 bedrooms, 3 baths. 

You will find a great variety of home prices in Hudson FL. As you can imagine, waterfront homes sell at much higher prices than homes inland. Farms with large acreage also sell higher but not quite as high as waterfront.  Everyone loves waterfront!

Pending homes total 130. Ranging in price from $45,000 to $629,000. We will know more about these after they close (or go back on the market).

Sold Homes during the 3rd Quarter 2016

Total homes sold was 281. 2nd Quarter totaled 315 which means sales decreased this quarter (also in New Port Richey). Next quarter will tell us if this a significant change or just a result of summer vacations, etc.

Lowest Sold: In Gulfview Terrace with 1,260 sf, a 2/1 built in 1970.
Highest Sold: Driftwood Isles for $470,084 with 1,914 sf. A 3/3 built in 2002.

Hudson FL 2nd Quarter Home Sales 2016 increased in the amount of sold single family homes, but inventory is lower than it was at the end of the 1st Quarter. (click here to view). 

Generally speaking Hudson, FL. is on the west coast of Florida; the Gulf side. Although, it does spread eastward breaking into farms and ranches.

To clarify things a bit; home prices are up over the 1st quarter and sold prices are up too. Homes for sale dropped again.

Lowest list price: $29,600 in Triton Terrace. Built in 1973, it has 1,206 sf.
Highest list price: $998,000 for a home with 35 acres. Listed as a farm, it has 2,870 sf, 4 bedrooms, 3 baths and was built in 1974. It also has a 3 car garage and a pool.

1st quarter listed prices range was the same as this quarter. See link above.

Active with Contract (70) and Pending (99) total 169. Ranging from $32,500 to $400,000. Perhaps they will close by the end of the 3rd quarter (my next report).

Sold Homes in Hudson from April 1 to June 30, 2016 total 315.
Lowest sold home was for $27,100 in Di Paulo. A 2 bedroom, 2 bath built in 1970.
The highest sold price home is $489,999 in Belle Terra. A 5 bed, 4 bath in 4,433 sf, 6 acres and a pond. Horses are allowed. This home is scheduled to be completed soon.

Hudson, FL is a Gulf Coast town that extends into the center of Pasco County; you will see waterfront homes, subdivisions with schools and other public facilities, and the further east you go — farms and ranches.

According to Suburban Stats, the population of Hudson is roughly 12,000 with 5,815 occupied homes.

Primary Early Voting Pasco County will come to an end on Saturday, March 12 so if you don’t want to vote with Primary Early Voting Pasco Countythe crowd on Tuesday March 15, best get out there today or tomorrow. Early Voting Locations: All open 10 am to 6 pm today. Open 9 am to 5 pm on Saturday.

Then you will get a sticker for your shirt that tells the world you voted. We voted this morning; everyone was very friendly and courteous and the process took all of 5 minutes. 

After Saturday you will have to wait till Tuesday to cast your vote in the Florida Primary. or Presidential Preference Primary as it’s called.

 Voting is a privilege and something we should all do.

The CP&G (Central Pasco & Gulf) Railroad will again be hosting the Easter bunny and his friends on real train rides around the park, and an Easter Egg Hunt. Tickets are $5.00 each.

The railroad is a 7.5″ gauge line that runs through the wilderness area. Scheduled for March 25 & 26, the rides will be running from 10 am to 4 pm.  There will be food and beverages to purchase. Holiday FL Home Sales – Oct 2015 gives us lower numbers in the past few months; but seem to have gained something back October. (see chart below).

To find Holiday FL., you head west towards the Gulf of Mexico. There are some lovely beaches and parks in this area which is just north of historic Tarpon Springs and west of Tampa.

Active With Contract (57) and Pending (53) total 110.
Lowest List Price is $19,000 for a 935 sf home in Dodge City. Built in 1950.
Highest List Price is $750,000 in Bailey’s Bluff for 2,603 sf. Built in 2007.  We will know more when these close.

Sales for years 2010 through 2015 (so far). 2015 is the teal color behind the others. August and Sept. show a dip in sales.
