Hudson is on the Gulf side of the Florida peninsula about halfway from the panhandle to the tip. The area boasts both residential, commercial, and farming/ranch style living.

Lowest Listed Price: $60,500 in Beacon Woods Village (villa style) with 963 sf. A 2/2 built in 1973. It was bank-owned.
Highest Listed Price: $575,000 Hudson Beach Estates for a 2,738 sf home with 3 bedrooms, 3 baths and a pool.

The amount of actives on the market has dropped considerably since the 2016 End of Year Report (click the link to view it.) Now there are 195; compared to 260 at the end of 2016.

Currently Pending– Not Closed totals 170
170 Homes are currently pending and awaiting closing. They range from $34,900 in Country Club Estates to $485,000 In Hudson.  

Sold Homes from January 1 to June 30 total 582
Starting at $21,000 in Triton Terrace for a 1,206 sf 2/2 home built in 1973 to $457,000 in Hudson Beach Estates. The home is 2,436 sf, 4/3 built in 2004. Is situated on 14+ acres.
Total Bank-owned sold is 37; Total Short Sales is 8.

In conclusion, at the end of 2016, there were 260 homes for sale; now there are only 195. 160 Homes sold in the last three months of 2016; 582 sold in the first 6 months of 2017. Pending homes is an interesting 170; when I wrote the  2016 report there were only 118 pending. We shall see at the end of the 3rd quarter how many became Solds.

It’s off Alternate 19 in the heart of Tarpon Springs; downtown is just a shuttle ride away. Probably more parking available downtown but we always like to take our chances on the Sponge Docks area. Funny thing is, we always find a spot.

Tarpon Springs is a fun place to be especially on the Sponge Docks even if it’s not Hippie Fest. Hippie Fest is just one of the many fun things offered by the Tarpon Springs Chamber of Commerce and the Tarpon Springs Merchants Association. The Tarpon Springs Merchants Association brings us Hippie Fest each year. There’s always some fun thing happening whether it’s Arts & Craft Fairs, Greek Fiestas, or lots of interesting Festivals. And there are some great restaurants on offer too including Greek and seafood.

How Did We Get So Lucky To Have Sponge Docks?

First, in 1887 the railroad service to New York began and created a boom for Tarpon Springs. The gorgeous Victorian Mansions you see around the Bayous were built by wealthy people who came to visit and fell in love with the area. In due time, they helped establish churches, schools, businesses, and hotels (so that more wealthy tourists could visit and fall in love).

Secondly, Lots of Sponges grew in the waters around Tarpon Springs; a huge sponge industry developed when the Greek divers came. At the same time, the Greek families opened shops and restaurants, pastry shops and markets.

Highest Sales Price: $750,000 for 3,800 sf single family home in Champions Club. A 4 bed/3 bath with a heated pool. Being built as we speak.

SP per Sq. Ft: $130.59
Days on Market: 54
Sales Price to List Price Ratio: 97%

Of the total 130 sold, 108 are Single Family, 13 are Townhomes, 9 are Villas. Also out of the 130, 6 were bank-owned, 3 were short sales: such an insignificant number these days compared to just a few years ago.

In face, the bubble crisis is definitely over but now we have a lack of inventory that is continuing. The “experts” in the know seem to think that this is the new “market norm”. Only time will tell. They (whoever “They” are) say millennials are renting more because the landlord is responsible for any problems.

Trinity Yappy Hour July 2017-Cindy’s Pets is July 12 at Fiddlers Green Irish Cafe at 6 pm. 

I know that those of us who always attend Trinity Yappy Hour can’t wait until the next one is announced. Well, here it is.  We always meet the second Wednesday of the month except for December. 

Our Rescue of the Month is Cindy’s Pets, an all volunteer 501.3c that provides donated pet food to senior citizens in Pasco County that are in need.

From Cindy’s Pets “It has been noted that many seniors, while participating in the “Meals on Wheels” program, often give a portion of their delivered meals to their beloved pets. These companion pets are frequently a home-bound senior’s only “family” member, and the pet’s well-being is naturally very important to them. Our goal is to provide good nutritional food for the animals, thereby allowing the elderly to enjoy their own meals knowing their pet is being taken care of. “

Remember it starts the last Saturday in June and ends September 10 in the Gulf areas. You must have a fishing license. This is for the Gulf Coast Region.

Bay Scallops are found in the sea-grass beds in the blue lined area. Their means of locomotion is by opening and closing their shells. Bottom dwellers, they can be found in 4-8 feet of water.

So you can start making your scalloping plans. You need a mask, snorkel, and fins or water shoes, gloves are good too, to enjoy this sport.  Check out the regulations and other areas at Florida Fish and Wildlife

Just a reminder: It is illegal to have bay scallops on waters outside open harvest areas. It is also illegal to land scallops outside open harvest areas. For example, it would be legal to take scallops from waters off the Hernando County coast, but it would be illegal to dock your boat in Pasco County with the scallop catch on board.

The harvest limit is 2 gallons per person per day or 1 pint of bay scallop meat per person. Total maximum is 10 gallons of scallops (in shell) or 1/2 gallon bay scallop meat per vessel. Beds are located mostly in shallow waters and is permitted by hand or dip net.

The bay scallop is a member of the shellfish family. Spawning occurs at 1 year of age and in the fall, when the weather is cool. Unfortunately, only 1 egg out of 12 million will survive to live a full life, and in Florida they usually only live 1 year.  So, count yourself lucky to catch them.

Florida’s shallow waters used to be teeming with the tasty little guys but water quality and over-hunting has affected the population.  Florida Fish and Wildlife began restricting  (1998) harvesting to only recreational use. This seems to be working as an increase in population occurred.

An Australian weatherman gave a storm the first female name and meteorologists in the military named the storms after their wives/girlfriends. Someone named Bob was the first male recipient of a Hurricane named after him. 

Every six years, a whole set of new names is picked by the World Meteorological Organization. Names of very bad storms are never used again. No-one wants a storm to be named Katrina ever again.
