Port Richey Home Sales 2nd Quarter 2016 shows a significant decrease of homes on the market at 139. Inventory keeps slipping away. 1st Quarter 2016  totaled 172.  You can view last quarter’s post here.

To clarify: What does this mean? The buyers are looking for the right home to buy within their budget. However, homes come on the market and are sold within a day or two before most of the buyers are made aware of them.  Sooner or late, prices rise due to the shortages which eliminates some buyers who qualified for a lower amount.

Days on the market  have risen from 47 1st Quarter to 61 this Quarter. Consequently, this is an indicator of a slow-down in sales but not always. It may be that summer is here and everyone has things to do with their kids now that school is back in session as of today.

Formerly, the two most popular subdivisions in Port Richey are Embassy Hills and Regency Park. These were started in the early 1970’s and built for the more affluent Northern buyers; mostly retirees. They tended to have Spanish exterior styles, barrel tile roofs, and small backyards.  Today, these homes sell from the $40’s and up.

The big question is: Does Trinity, FL really exist? And, yes, it does; even though it shares the same zip code with New Port Richey, FL (34655).

To clarify; Trinity was a subdivision when it started and since has become it’s own entity.  No, there is no town/city of Trinity. However, the southern area of New Port Richey is known far and wide as Trinity.  Occupying the area around Little Road and State Road 54, it has it’s own highway known as Robert Trent Jones Parkway which carries folks into the many individual complexes. And, to the Fox Hollow Golf Club and recreation areas.

Overall, there are 49; Active With Contract totals 27; Pendings total 22. The homes range from $145,000 in Thousand Oaks East to $2,950,000 in Champions Club. These all have contracts but are not closed yet. Only the future will tell.

The total of homes sold during the 2nd Quarter 2016 is 127.

Lowest Sold Price: $151,000 in Thousand Oaks East for a 1,501 sf home built in 2013.

Primary Early Voting Pasco 2016

Primary Early Voting Pasco 2016 begins Saturday, August 20, 2016 and continues through (including Sunday) till August 27. The actual election day is August 30. If you don’t make any of the early voting times, you will have to wait until the following Tuesday, August 30 to vote in your precinct.

First, early voting hours are Monday through Friday: 8 am to 6 pm. Saturday and Sunday, 9 am to 5 pm. Be sure to bring and photo/signature ID with you. A Florida Driver’s License is Primary Early Voting Pasco 2016perfect!

You will be provided with a ballot form and a marking device so no need to bring a #2 pencil with you  🙂 .

Sales Tax Holiday – School Starts Aug 15. The Florida Sales Tax Holiday is today and Sunday. You will notice that the holiday is much shorter this year than last. (To see last year’s, click here.) and not as generous as in past year’s. 

The Sales Tax Holiday ends Sunday August 7 at 11:59pm.

Sales Tax Holiday – School Starts Aug 15

To check out school boundaries and bus schedules, look here. Pasco county schools website is very comprehensive and extremely well put together and easy to navigate. Furthermore, school boundaries are the area that is covered by a specific school so that if you are new to Pasco, you can look up the schools your children will be attending.

In detail: Aug. 8 – 11 are Teacher Planning Days; Secondary Orientation is Tuesday, Aug 9; Elementary Orientation is Thursday, August 11. The first school holiday is Sept. 5th (Labor Day).  More importantly, the first Progress Report is Sept. 16.

How you can help the District by becoming a school volunteer.

Some of the volunteer needs:

  • Mentoring and/or tutoring,
  • Assisting teachers,
  • Assisting in the media center,
  • Office assistant,
  • Lunchroom assistant,
  • Other areas as determined by the school administration.

Consequently, a volunteer application can be found on the School Board website above. You must fill out the application and undergo a security check each year you volunteer. Volunteer approvals are valid from July 1st to June 30th. With all this in mind, what could be more rewarding than to help our kids learn.

Better get out and go shopping; the sales tax holiday is only good through tomorrow.

Everyone knows that Tarpon Springs is the place to be; especially the characteristic Sponge Docks.

History of the Sponge Docks

To begin with, let’s talk about how the Sponge Docks came to be.

First, in 1887 the railroad service to New York began and created a boom for Tarpon Springs. The gorgeous Victorian Mansions you see around the Bayous were built by wealthy people who came to visit and fell in love with the area. In due time, they helped establish churches, schools, businesses, and hotels (so that more wealthy tourists could visit and fall in love).

Secondly, Lots of Sponges grew in the waters around Tarpon Springs; a huge sponge industry developed when the Greek divers came. At the same time, the Greek families opened shops and restaurants, pastry shops and markets.

Lastly, what is a sponge; well, according to Wikipedia they are:

Animals of the phylum Porifera. They are multicellular organisms that have bodies full of pores and channels allowing water to circulate through them, consisting of jelly-like mesohyl sandwiched between two thin layers of cells. Wikipedia

The lovely kitchen was recently remodeled as were the bathrooms.  The enclosed lanai expands the living space. And, The home sits on a large corner lot on the curve of the loop in our street.

In fact, Timber Greens is gated and has 2 guards who patrol the area 24/7 and check in visitors. The golf course is beautiful with ponds, fountains, and conservation areas.

To clarify homeowners fees, Timber Greens has a master fee of $180/month which takes care of the common areas including the fabulous pool and clubhouse. Fairway Village, where this villa is located has a fee of $90/month. The total for this villa is $270/month.

To demonstrate: There are several villages and communities within Timber Greens. The single family homes pay only the master fee but do have to hire a lawn maintenance company or cut their own grass. All of the villa communities have a fee for exterior maintenance. The total of this fee varies with the community and services they provide.

This is not a condominium community; but fees are required. Timber Greens is also deed-restricted.

Lastly,  Timber Greens Country Club is a 55 plus neighborhood.

First, let’s talk about where Holiday, FL is located.  Holiday is on the Gulf of Mexico side of the Florida Peninsula; just above those fabulous sponge docks in Tarpon Springs. Heading east, less than an hour’s drive to Tampa.

Second; There are several waterfront communities where you can enjoy the balmy breezes and the beautiful views.  Also, there are parks with beaches, and just plain parks. Namely, lots of good things in Holiday, FL.

Finally, we’ll talk about Sold Homes for the 2nd Quarter. Solds totaled 215 this quarter compared to 131 in the first quarter.
Lowest Sold Price: $32,000 in Aloha Gardens for 1,170 sf, built in 1983. Bank-owned.
Highest Sold Price: $400,000, a waterfront home on the Gulf of Mexico in Bailey’s Bluff. Year built 1971 with 146′ waterfront.

Averages
List Price: $109,357

Closed Price: $105,793
Days On Market: 49
Sold to List Price Ratio: 98%

 You will notice that average days on market declined from 78 1st Quarter to 49 this past quarter. Listed homes don’t last long.

Median List Price: $82,500
Median Sold Price: $80,000
Sold to List Price Ratio: 97%

To clarify, buyers are trying to find the home they can afford in a low-inventory market. Sometimes, looking takes a lot of work.

Peach Craisin Crumble With Surprise

Peach Craisin Crumble With Surprise is fabulous. I adapted this recipe (added a couple of things craisins and Lemonela, surprise!). 

I was taking a look through veggie drawer of my fridge (I keep fruit there too) when I realized there were several peaches that were ripe. They needed to be eaten asap. Since I couldn’t eat three peaches in one sitting; I decided to make a peach crumble. None of the recipes I found on Google or Pinterest appealed, but I took one and made it my own.

4-5 large peaches, sliced
1 cup All Purpose Flour
1/2 cup white sugar
1/2 cup packed brown sugar
1/4 teaspoon salt (I consider this optional).
1/2 teaspoon Cinnamon
1/2 cup Craisins (dried Cranberries)
1/2 tablespoon Lemonela liqueur (or a dribble more).
1/2 cup butter

Preheat oven to 375°. Spray baking 8×8 baking dish with no-stick cooking spray (I use the flour based one when baking). 

Mix peaches and cranberries together and layer them in prepared pan. Pour the Lemonella over them.
Stir flour, sugars, salt and cinnamon together.
Cut in the butter (into the dry ingredients) using a pastry cutter or two knives until mixture is coarse crumbs.
Sprinkle over the peach/cranberry layer. Bake for 40-45 minutes (check at 40- it may require 45 to 50), or until it is golden brown.

Finally, Before I put it in the oven, I added 2 slim pats of butter (cut up into small pieces) to the top before I put it in the oven.

Peach Craisin Crumble With SurpriseFor the purpose of this post, I did take a picture of the crumble but since we ate half of it last night, the picture was kind of sloppy looking. Finally, I have to tell you that my husband can’t wait till dessert time tonight to finish it off.

While most families enjoy going shopping to purchase school supplies, many families struggle to give their children the school supplies they need; in other words, many of our teachers spend their own money to enhance children’s experience in the classroom.

We need volunteers especially for Sunday July 31 at the Walmart’s in Port Richey and Hudson. 

Stuff The Bus Needs VolunteersWe are in need of volunteers for the 6th Annual Stuff The Bus For Teachers school supply drive.    United Way of Pasco conducts this county wide drive partnering with the Pasco County School district.   We have over 1,000 teachers that have signed up for their free box of supplies.    Please see attached  flyer with Walmart donation sites starting Friday July 29 – Sunday, July 31.   We also have sort and pack days which is Monday August 1 and Tuesday August 2 at Ridgewood HS in New Port Richey.  This is where we itemize and pack boxes for the teachers.  Plenty of volunteer hours – great for students that need hours for scholarships, all ages welcome!  (Under 18 must be with an adult).


Donation site duties for volunteers:

  • Hand out Shopping Supply List
  • Collect school supply donations
  • STUFF them in the bus
  • Help sort and organize the supplies in the school bus
  • Volunteer shifts at donations sites are 3 hour shifts from 10:00 am – 1:00 pm or 1:00 pm – 4:00 pm.  This will be outdoors.  Please dress appropriately for warm weather, sunscreen, hats.  Recommend bringing a cooler to keep your drinks cold.  Water bottles will be provided on bus.
