When is Barktoberfest 2013 In New Port Richey?

This year, Barktoberfest will be held in Sims Park, October 20, 2013. We will have all the wonderful things we always have and a lot more room for them. The event runs from 11am-3pm. We’ll have owner/pet look-alike; cutest pet costume; best biker dog;
spookiest costume contests.

And, of course this is a fund-raiser to benefit several participating rescues. Bring your kids (furry or not, we don’t discriminate) and come have a great time–the event is free.  The rescues will have adoptable dogs there too.

Average Sold Price: $120,637.00
Listing to Sales Price Ratio:  95%   Days to Contract: 134
Currently Active: 321

March Solds: 61, Avg Listed $106,760.00; Avg Sold $101,326

 Condos, Villas, & Townhomes seem decline in sales price. But that may be due to the difference in subdivisions and condo sizes.

April sales numbers show very little change in the Holiday area so it is difficult to make predictions based on the numbers. As we know, real estate is local and there are pockets of areas not experiencing a rise in sales yet.

 First Quarter 2013 New Port Richey, FL Home Sales

Most people seem to think that home prices are going crazy all over.  It actually only applies to approximately 10 large metro areas in the country like Los Angeles, New York,  Miami, and has not yet caught up in the smaller areas.

 West Pasco county is experiencing more sales in the past month  of April than it did in the beginning two months of 2013. This is creating  a decrease of inventory (homes on the market). So far prices have not increased significantly. A continuation of the decrease in inventory will cause prices to rise.

There is actually an insignificant decrease in the amount of homes sold first quarter 2013 compared to first quarter 2012.

Average Sold prices increased from $102,014 (2012) to $$108,020 (2013).

Average Days to Contract = 76 (2012) and  88 (2013)

List price to Sold Price Ratio = 93% (2012) and 94% (2013).

The market is changing and flexing. We will be better able to determine whether this past month indicates a true change in the market at the end of next quarter.

2013 looks to be a much better year than 2012 at this point.

Why Do The Buyers Need To Do An Inspection - Sellers Ask

Did you as a seller wonder why the buyers need to do an inspection?  the sellers were still living there, using all the home’s systems so the buyers should know it all works.

When a home goes under contract,  there is a contingency that states that the buyers have the right to have a professional inspection carried out within a stated period (usually 10-15 days),  and if anything is not to their satisfaction, “at the buyer’s sole discretion”;  they can void the contract and have their earnest money returned to them as long as they notify the seller in writing within a time period set on the contract.. Most of our contracts seem to be  “as is with right to inspect”.

What is working in your home for you may not be acceptable to a buyer. You may be putting up with a dishwasher that’s not doing a great a job but you never felt the need to change it, or you may not have noticed it. It was good enough. The inspector will note the deficiency and it will be up to the buyers to say whether or not that is good enough for them.

And an inspection covers areas that most sellers may not even look at very often, like the attic, the roof, the basement if there is one, even the garage may be hiding a hazard or two. The inspector will give the buyers a written report with all his findings.

After the buyers and their agent evaluate the report; the decision is made to either continue with the contract or to void it.  If the buyer’s decision is to continue with the contract, we move on.

buyers holding a home What does that do for the seller? It assures them that the buyers have accepted the condition of the home (even if there were some minor issues) and the contract is continuing.

Gulf Coast Soap Company, New Port Richey, FLShannon makes her soaps from scratch in small batches, using the cold process method and carefully formulates it using the highest quality ingredients and choosing oils and butter for the qualities they bring to the soap. All her soaps contain at least 10% Cocoa Butter.  Handcrafting each bar makes it unique and each will look slightly different from each other. The soap is cured between 4 – 6 weeks. What’s a Cash Mob? Let Me Tell You

Do you know what a cash mob is? The idea of a cash mob is to create a business experience for a small, local business and infuse their bottom line. Some cash mobs are secret; you don’t know till you all meet. Some are announced ahead of time. Ours are secret.

We all meet in a parking lot near the business which is unknown to us until everyone is gathered together. Then, the business is announced and we head over there. The idea is for each of us to spend at least $10 in the store. Usually there are 50 or so of us so that means a $400-$600. cash register day for the store.

Afterwards, we all meet at a near-by restaurant for lunch and net-working. It’s a great way to help our local businesses and have fun at the same time. The owner usually comes with us and gives a thank you speech.
